represent the Seller's interest, not the buyers.
This is true if the Agent is affiliated with the Broker
firm that holds the listing or any Agent from any firm
that is actively trying to sell that home. The only
exception is when a buyer agrees to have an
Agent represent them and signs a contract
that designates the Agent as the "Buyers
Agent!" When this occurs, the Agent represents
only the buyer and not the seller. From that point in
time, the Agent must identify that he or she
represents the buyer before any discussions about
the home can begin with any other Agent or the
property owner. The main advantage to the
buyer is that they know the Agent represents
only them in all matters regarding discussions
and negotiations with sellers or any of their
representatives. Regardless of what Agent you
speak with, you will be asked to sign a form entitled
"Information About Broker Services." This form
spells out in detail what the Agents responsibilities
are to the seller and the buyer.
